Construction Begins on Kew Palm House Apartment Project in Bellevue Hill

Construction has commenced on Kew Palm House, a boutique apartment development on Birriga Road in Bellevue Hill, marking the start of works on the 16-residence project.

On-site works are now underway for Kew Palm House in Bellevue Hill. Project material identifies the development address as 88 Birriga Road, with the approved scheme spanning multiple adjoining lots under a single development application.

The project comprises two low-rise residential flat buildings delivering a total of 16 apartments.

Project Scale and Design

Kew Palm House will deliver a mix of two-, three- and four-bedroom residences, including whole-floor homes and penthouses. The development is arranged across two buildings, Kentia and Livistona, rising to five storeys.

Architecture and interior design have been prepared by Woods Bagot, adopting a townhome-influenced approach with layered forms. Exterior materials include sandstone, grey-toned brickwork and bronze window louvres, with window placement designed to balance natural light, privacy and separation between residences.

Interiors will feature stone finishes, timber flooring options and V-ZUG kitchen appliances, with selected residences offering limited customisation through multi-function rooms and upgrade options.

Landscaping and Shared Amenities

Landscaped gardens form a central feature of the development, with shared pedestrian pathways connecting communal areas. Planned resident amenities include a swimming pool, pool house and shared alfresco spaces.

The landscaping strategy surrounds both buildings, reinforcing the low-rise residential character of the site.

Development Approval History

The development is approved under Development Application 335/2022, first lodged in August 2022 and confirmed with amended plans in August 2023. The approval allows for the demolition of three existing houses and the construction of two residential buildings containing 16 apartments, along with landscaping, a swimming pool and basement parking. The approved construction value is $20.1 million.

Since approval, several design refinements have been endorsed, including internal and external layout changes and an adjustment to the basement car lift. A further application lodged in December 2025 seeks changes to basement construction requirements at 88 Birriga Road.

Delivery Timeline



Construction is being delivered by Harvestland Construction, with the project targeting completion in late 2027.
